For the people who evaluate land for a living
A farm manager with forty farms cannot run them through a tool built for one parcel.
Land Scout Pro puts your client list, your parcels, and your brand into the same system. Group parcels by client or borrower. Compare every parcel in a folder side by side. Send a report with your firm's name on the cover, built from six federal data sources with the agency and date next to every figure.
$99 a month, or $990 a year. Additional seats $49 a month. No sales call required.
Right now this is six browser tabs and a Word template
To put a defensible read on a parcel in front of a client, you pull the soil survey, a flood map, a wetlands layer, the county cash rent table, a conservation program list, and a solar estimate. Six federal systems, none of which talk to each other, most of which were built for specialists. Then you retype the numbers into your own template and hope you did not transpose a figure.
Scout does the assembly. You keep the judgment.
Four uses for the same acres, in dollars, on one screen
The Land Use Optimizer takes a parcel and lays out what it returns under each real option: keep farming it, cash rent it, enroll it in a conservation program, or lease it for solar or wind. Same acres, four columns, dollars per acre.
We checked this claim in July 2026 against the tools your clients already own. LandGate gives dollars per acre for solar, wind and carbon but scores agriculture as a 0 to 100 index and leaves conservation out. AcreValue's own FAQ says it estimates market value only. Acres.com does comparable sales. The only tools that genuinely compare land uses in dollars are free university extension spreadsheets, and none of them cover solar or conservation.
The honest part
The energy and program figures are benchmarks, not signed offers. Scout labels which numbers are hard data and which are modeled, so what you take into the conversation is a realistic range rather than a projection you have to defend.
What changes when you have more than one parcel
Reports under your firm’s name
Your logo, name, contact block and disclaimer on the cover and footer. The deliverable is yours. A small "Analysis powered by AgriTerra" attribution stays, because your client should be able to see where the data came from.
Client folders
Group saved parcels and reports by client or by borrower. The file is where you left it next quarter.
Portfolio dashboard
A roll-up across every parcel you manage: total acres, recommended-use mix, aggregate estimated income.
Folder comparison
Run the four-use comparison across every parcel in a folder at once. Best use and dollars per acre, parcel by parcel, in one table.
CSV and shapefile export
Parcels and scenario numbers to CSV. Parcel geometry to a GIS-ready shapefile, so it goes into whatever you already own.
Unlimited Decision Reports
No per-use math on client work.
Seats
Add teammates at $49 a month each. You are the first seat.
A named support contact
You get a person, not a queue.
What this is used for
Four jobs, four different reasons the same system earns its place.
01
Ag lenders
Below the federal threshold, a bank may support the credit decision with an evaluation rather than a full appraisal. The Interagency Appraisal and Evaluation Guidelines set out what an evaluation has to contain: identify the location, describe the property and its current and projected use, describe the analysis performed and the supporting information used, and indicate all sources of information used. A Pro report produces that in minutes, under your bank’s brand, with the federal source and vintage next to every number, ready for the credit file. Land Scout Pro is not an appraisal and does not replace one. It is the documented, sourced read that supports the file.

Farm managers
The annual owner conversation, prepared in an afternoon. Folder comparison runs every parcel under management through the same four-use analysis, so you walk into the meeting with the whole book, not one farm at a time.

Rural appraisers
The descriptive and market layers assembled per parcel, with provenance visible on every figure. You are staking your license on the citation, so the source and the date are on the page, not buried. Export the geometry and the numbers into the software you already use.

Land agents and farm brokers
Walk into the listing appointment with a branded read of the seller’s ground: soil, water, flood, program eligibility, and four income scenarios in dollars per acre. After the listing, the same report is buyer collateral.
Land agents and farm brokers in depthWhat Land Scout Pro will not do
- It is not an appraisal and it is not legal advice. It is a faster, clearer, sourced first read that you can verify yourself.
- It shows its sources. Every figure ties back to the agency and the date it came from.
- It says "we don’t know" when the data is not there, instead of filling the gap with a guess.
- It works for the landowner’s side of the table. We do not build tools that sell your clients’ land data to the developers or buyers bidding against them.
Six federal sources, assembled per parcel
- Soil and productivity
- USDA SSURGO soil survey, scored 0 to 100.
- Water and drought
- USGS gauges and the U.S. Drought Monitor.
- Flood and wetlands
- FEMA flood zones and USFWS wetlands.
- Conservation eligibility
- Screening against CRP, EQIP, CSP, ACEP and RCPP, with estimated payment ranges.
- Energy resource
- NREL solar production and state wind suitability.
- Market context
- USDA NASS county cash rent benchmarks.
Reports are assembled from live federal API calls at request time, not a stale snapshot. Cash rent refreshes on the annual USDA cycle. Modeled data covers all 50 states; pre-loaded parcel boundaries are Ohio and Indiana first and expanding.

Questions
- What is a seat?
- A seat is one person on your Land Scout Pro account. The account owner is the first seat, included in the $99 a month price. Each additional teammate is $49 a month. A five-person office is $295 a month.
- Is Land Scout Pro an appraisal?
- No. Land Scout Pro is not an appraisal and does not produce an opinion of value. It is a documented, sourced first read of a parcel that you verify yourself, with modeled figures labeled as modeled.
- Which states does it cover?
- Modeled data covers all 50 states, because the six federal data layers are nationwide. Pre-loaded parcel boundaries are Ohio and Indiana first and expanding. In other states you outline the parcel on the map and every layer still reads for that exact footprint.
- How current is the data?
- Reports are assembled from live federal API calls at request time, not a stale snapshot. Live per-parcel calls are USDA and NREL. Cash rent refreshes on the annual USDA cycle, and soil, flood and wetlands come from the current published federal layers.
