How to Read Your County's USDA Soil Survey in Plain English (Before You Sign a Lease or Set a Price)

What will grow, and how reliably. Somewhat poorly drained ground can still grow corn or soybeans, but it's more prone to yield swings in wet years, and certain crops just won't tolerate it at all.
When equipment can get on the field. Poorly drained soil stays wet longer after a rain event. That means planting delays, harvest delays, and a narrower window to do fieldwork. Whether tile drainage has been installed, and whether it should be. A parcel with poor natural drainage and no tile is a different asset than one with tile already in the ground. The survey tells you the starting condition. What's been done to the parcel since then is something you or your realtor needs to verify on the ground.
Here's the number this should change: if a renter is asking you to match the county average cash rent on a parcel with a "somewhat poorly drained" classification and no tile, that's not a fair ask, that's a bet that you won't notice the risk sits with you. A buyer offering full price on that same parcel without accounting for drainage is either uninformed or hoping you are.
What the Productivity Rating Actually Measures
The productivity rating is the second piece, and it's the one most people either ignore or misread. It's built from soil type, drainage, slope, and other physical characteristics the NRCS has measured and logged for decades, rolled into a single comparative number. It's not a yield guarantee. It's a way to compare one soil's inherent capacity against another's, apples to apples.
This is why two neighboring parcels, same road, same weather, same crop rotation, can carry meaningfully different numbers. One has better natural drainage. One has a soil type that holds moisture more evenly through a dry stretch. One has slope that sheds topsoil over time and one doesn't.
